Why should I choose a home and not a hotel?

Hotels in the Disney area are very expensive; in fact you will probably pay the same price for one person as you would for the entire villa for up to 14 people! In addition you are not just in one room, you have individual lounge, dining area, kitchen, bedrooms and bathrooms and of course your own private swimming pool with covered terrace (lanai) and in most homes a luxury hot tub/spa. If you wish to meet with other guests you've also got all the resort amenities to share. Our homes feature TV's & DVD/video player's so there's plenty of choice for the whole family. Most homes have high-speed wireless Internet access and state of the art games machines plus the added bonus of a fully equipped games room. The perfect solution to all your vacation needs.

Why should I choose one of your homes?

We are neither a large company who have very little personal contact with their homes and guests, nor an individual owner who relies on a management many thousands of miles away. This gives us a distinct advantage. The homes we offer for rental are personally managed by us, thus ensuring quality accommodation and service. Should you have any questions before or during your stay please contact us and we will be glad to assist.

How close are your homes to the attractions and theme Parks?

Our homes are amongst the closest! It will genuinely take you just over 5 minutes to get to the entrance to Disney World from communities such as Windsor Palm, Windsor Hills and Indian Creek. All our communities are within a 15 minute drive.

Universal Studios, Islands of Adventure and Sea World are just 20 minutes away.

Are your homes regulated for my family’s safety?

All our homes are fully licensed by the appropriate County and all our homes have been inspected by the Department of Business and Professional Regulation and are fully licensed by the State of Florida. In order to become fully licensed our homes had to meet a rigorous number of quality and safety standards.
In addition we are fully tax compliant so there is no danger of your accommodation becoming unavailable due to unpaid taxes to both County and State.
The authorities can and (have) shut down many rental homes due to the non-compliance of the above

In addition the majority of our homes have been independently certified and given a star rating to give you that extra piece of mind. Please see individual homes for star rating.

Can I pay for the home with a Credit Card?

Yes, we accept all major credit card payments. We also accept payments via the PayPal or Intuit. There may be a small fee for using these services, which is dependent on your home country. Please ask about our rates if you wish to use one of these payment methods.

What is the booking process?

The booking process is very simple.

• The reservation is received and we check availability for your chosen home.
• A no obligation quote is then given for the home or an alternative if your chosen home is not available.
• Should you wish to proceed we then email or fax you our booking form and terms and conditions.
• You complete the booking form and return a signed copy to us by mail or fax along with your reservation deposit of US$350.
• The booking is confirmed by email or fax as soon as the booking form and deposit are received.
• Full payment is required 8 weeks before you travel (if your trip is booked less than 8 weeks before you travel full payment is required at time of booking)
• After we receive full payment we send you address details, key codes (no finding an office after a long journey, the key is at the house), directions etc
• Please feel free to ask any questions during any part of the booking process.

What is the difference between the reservation and security deposit?

The reservation deposit is required to reserve the accommodation; this deposit is non-refundable as it is part of the rental rate. A separate security deposit is held to protect the homeowner against damage to their property and is fully refundable if no damage occurs at the home, we also offer the facility of holding this security deposit against a C/C, so no actual money is taken and if no damage occurs this simply drops off after 30 days.

What if I have a problem with the home during my stay?

We personally manage all our properties to a high standard to lessen the chance you will encounter an issue with your chosen home. We are on call during business hours to assist you, should you have any questions regarding the home. We are also on call 24/7 for any emergencies.

Is maid service available?

There is an optional maid service available. Please ask for quote and further details should you be interested in this service.

Are there any shops and Restaurants close by?

There are many supermarkets and restaurants catering to all tastes very close by to all our communities.

Is there plenty to do for the children in the homes?

Most homes come with a fully equipped games room and state of the art games systems, there are TV's, DVD/video players so that the kids can watch what they want anytime. On site is the Windsor Hills clubhouse, which has pool tables, table tennis, arcade games, a fitness center plus a movie theater. Most homes have high-speed wireless Internet access.

Are all linens and towels included?

All towels and linens are provided, including a selection of beach towels for the pool area.

Where do I collect my key?

Some homes have key-less entries, just a 4-digit code is required to gain entry or you pick your key up from outside the home. There is a lock box for which we will supply you the combination. This is quite a unique situation as in the vast majority of villa rentals you'll need to visit an office somewhere in Orlando. As you'll probably be unfamiliar with Orlando this will take time and will waste your valuable vacation time. You will in most cases also be required to return the key before departure. Staying with us is so much simpler and relaxing than many other Florida rentals.

When do you advise pool heat?

As a rough guide pool heat is generally recommended between October and May and charges do apply. During the summer months you may wish to have just a heated spa, charges also apply, please inquire at time of booking for the current rates.

What time can I check in and out?

Check in time is strictly from 4pm onward and check out time is strictly by 10am, this is to allow us ample time to clean the home for you or the next guest’s arrival and unless previously arranged these times must be adhered to.

What about elevators, if we book a Condo?

Yes, Windsor Hills Resort and Cane Island Resort both have elevators. Other communities such as Windsor Palms do not.

Are the resort pools heated?

Yes the community pool is heated at no extra cost during the winter months.

Do you provide air conditioning and heat?

Yes, all our homes have central air conditioning and heat. (yes it can get cold here in Winter)

What can I expect to find in the full kitchen?

All our kitchens have a range, dishwasher, microwave, fridge/freezer, enough plates, bowls and silverware for all occupants. Even blenders, can openers, cooking pans and utensils are provided, in fact everything you will need to prepare a family meal.

Are there laundry facilities?

Yes, all our homes have a washer, dryer, laundry basket, iron and ironing board.

Are there cleaning supplies?

We provide regular cleaning items such as a mop, broom, dustpan and vacuum and a starter pack of toilet tissue (one in each bathroom), small facial soap, starter soap powder and starter supply of trash bags. As this style of vacation is classed as self-catering, you will be responsible for cleaning chemicals. There is an on-site sundry shop and supermarkets and grocery stores close to the resort.

Do I have to pay extra for a BBQ, high chair or crib?

In some homes these items are supplied free, in others there will be small charge. Please feel free to contact us regarding these fees.

Are all the resort amenities included in the price?

All resort amenities, where available are free to all our guests at no extra charge. The only service that is chargeable is the shuttle service to Disney; charges are available at the Clubhouse. (Windsor Hills and Windsor Palms Resorts only)

I need to keep in touch with my business via email and the Internet?

Many of our homes have free Internet access; just ask at time of booking to see if your preferred home has this amenity.

What safety features do the villas have?

All our homes have all the safety features required by state law (and more). They include alarms on the pool doors and interior security lighting in case of an emergency. Fire extinguishers are also supplied for your family’s safety. We also provide plastic cups, plates etc to be used in the pool area. Some homes supply a safe; ask at time of booking to see if your preferred home has this feature.

Is there a shop on the resort?

Yes there is a shop by the pool at the the Windsor Palms Resort and the Windsor Hills Resort. They both sell an extensive selection of day-to-day items such as snacks, drinks, pool inflatable’s, newspapers etc.

Do you accept pets?

Sorry, no pets allowed. We love animals but not all our guests do.

What is your smoking policy?

Smoking is not allowed in a short-term rental home. Smoking is allowed around the pool, which is probably where you’ll spend much of your time. Smoking in the villa will mean you will lose your entire security deposit.

Are there a golf courses nearby?

There is many golf courses’ close by. There are more courses per mile here than anywhere in the world.  A sample of them are here.

Does the home have its own phone?

All homes have a phone with local calls. The majority of our homes also offer free international and long distance calls. Please check when you inquire to see which service is available in your preferred home.
